This chapter sets minimum standards applicable to new development in or adjacent to areas designated as floodplains, greenways, wetlands, and riparian areas. TMC 18.85.020 considers the floodway/parks/greenway overlay zone, as established in the Talent comprehensive plan, adopted in 1981. TMC 18.85.030 considers locally significant wetlands and riparian areas, as established on the local wetland/riparian inventory map and supporting documentation developed by Atlas Environmental in 1997-1998, and as adopted herein by reference or as later amended subject to the approval of both the city and the Oregon Division of State Lands. TMC 18.85.040 establishes policies and procedures allowing some compensation to property owners for constraints on development created by the implementation of these conservation standards.
