Preexisting lots (i.e., lots existing prior to adoption of the zoning code, TMC Title 18) in the Wagner Butte Addition, Original Town Addition, and Gibson Street Historic District areas may be reestablished through an administrative staff review, subject to the following criteria:

A. Vehicle access shall be via a public way (street or alley).

B. Existing structures must meet setbacks for newly created property lines.

C. Public services shall be available to serve the/all new lot(s) created.

D. Minimum lot width of 30 feet.
